Step 1

Seller Consultation and Goal Planning

We begin by discussing your timeline, your priorities, and your ideal outcome. We’ll talk about where you’re going next, how quickly you need to sell, and what “success” looks like for you - whether that means maximum price, minimal disruption, a flexible closing date, or all three.

Step 2

Pricing Strategy and Market Review

Pricing is where a sale is won or lost - often in the first few weeks. Price too high and you risk losing momentum. Price too low and you leave money on the table. A smart price is based on facts, not guesses: recent comparable sales, active competition, buyer demand, and your home’s condition and features. We’ll review the numbers together and choose a pricing strategy that matches your goals and protects your leverage.

Step 3

Preparing Your Home to Impress

Most homes don’t need major renovations to sell well. What matters is presentation - clean, bright, and easy for a buyer to imagine living in. Preparation typically includes decluttering, depersonalizing, addressing small repairs, improving lighting, and doing a deep clean. The goal is simple: reduce objections, increase perceived value, and make the home feel “move-in ready,” even if it isn’t perfect.

Step 4

Marketing Launch

Once the home is ready, we launch with a marketing plan designed to create strong first impressions and maximum exposure. That includes professional photography, compelling listing presentation, and distribution across key platforms. A great launch sets the tone for the entire sale and helps drive momentum early.

Step 5

Showings, Feedback, and Buyer Activity

Once you’re live, your job is to keep the home showing-ready while I manage the activity like scheduling, communication, and feedback. We monitor buyer activity closely and make smart adjustments if needed.

We track buyer reactions and patterns quickly: what they love, what they question, and how your home compares to what else they’re seeing. If there’s a consistent concern, we address it with a practical solution - whether that’s improving presentation, refining the messaging, or adjusting strategy.

Step 6

Offers and Negotiation

Receiving an offer is exciting - but the best offer is the one most likely to close smoothly on terms you’re happy with. We evaluate the full package: pre-approval strength, down payment, deposit, contingencies, inspection timelines, appraisal risk, and the proposed closing date. Then I negotiate firmly and strategically so you get the best possible overall outcome - not just the highest headline price. 

If the offer needs improvement, we can counter strategically to strengthen price, terms, or certainty - so you don’t accept an offer that looks good on paper but creates stress later.

Step 7

Under Contract and Attorney Review (Where Applicable)

Once you accept an offer, the transaction moves into the contract stage. Depending on your location and local practice, attorney review may apply. Your attorney will work with the buyer’s attorney on contract details, while I help keep communication smooth and timelines on track.

Step 8

Inspections and Repair Requests

The buyer will typically schedule inspections. This is a normal part of the process and doesn’t need to feel stressful. If repair requests come in, I’ll guide you through what’s reasonable, what’s negotiable, and what protects your bottom line - so you respond confidently and fairly.

Step 9

Appraisal and Buyer Financing

If the buyer is financing the purchase, their lender will order an appraisal. This confirms the home’s value supports the loan. During this period, we stay organized, responsive, and proactive to prevent delays and keep the deal moving.

Step 10

Title, Final Details, and Closing Prep

As closing approaches, the title process is completed, final numbers are prepared, and your attorney will coordinate the documents required to transfer ownership. I help you stay ahead of the checklist and coordinate timing so you’re not scrambling at the last minute.

Step 11

Final Walk-Through and Closing Day

Shortly before closing, the buyer will typically do a final walk-through to confirm the home is in the expected condition. On closing day, ownership transfers, funds are distributed, and you move into your next chapter - successfully.

Most sellers don’t need major renovations. The highest ROI usually comes from smart, targeted improvements - cleaning, paint, lighting, decluttering, small repairs, and presentation upgrades. I’ll recommend only what makes sense for your home and market.

“How long will it take?”

Timing depends on the market, price point, and property condition. A strong launch and good preparation usually shorten the timeline. We’ll choose a strategy that matches your urgency and your goals.

☐ Transfer, cancel, or update utilities (electric, gas, water, internet, etc.)

☐ Cancel or transfer services (trash, lawn care, cleaning, security, etc.)

☐ Gather warranties, manuals, and service records for appliances/systems (if available)

☐ Set aside keys, garage remotes, gate fobs, mailbox keys, and any access codes

☐ Confirm what stays vs. what goes (fixtures, appliances, window treatments, etc.)

☐ Complete any agreed repairs and keep receipts (if applicable)

☐ Prepare the home for the final walk-through (clean, clear, in agreed condition)

☐ Provide forwarding address (for mail and any final notices)

☐ Confirm closing date/time and signing details with your attorney
